Operators first.
Partners always.

Shore Acres Capital was not built in a boardroom. It was built on job sites, in closing rooms, and in conversations with investors who kept asking the same question: how do I get into a deal like that? We answered that question by building a platform that gives accredited investors the access they deserve.

Built from the ground up. Literally.

our story

Shore Acres Capital was formed with a straightforward thesis: there is more value in overlooked, distressed real estate than the market prices in. The challenge has never been finding the opportunity. It has been having the operational depth and capital discipline to execute when others hesitate.

Kenneth D'Anna spent 25 years building that operational depth. Job sites, closing rooms, distressed acquisitions across multiple market cycles. Frank Deliessche spent 35 years building institutional-grade operating frameworks at some of the world's most recognized organizations. Shore Acres Capital is what happens when those two capabilities combine around a shared investment thesis.

We are building toward a vertically integrated investment platform. Today we operate at boutique scale with a focused portfolio and a deliberate investor base. The standards we hold today are the standards we intend to hold at institutional scale.

Kenneth D'Anna

Partner, Acquisitions and Operations

Kenneth has spent over 25 years acquiring, repositioning, and turning around distressed real estate. He has been on job sites at 6am and in closing rooms at midnight. He knows what a good basis looks like, what a bad one costs, and exactly how to bridge the gap between the two.

His experience spans residential distressed assets, multifamily repositioning, and commercial value-add across multiple market cycles. He has operated through recessions, rate hikes, and market dislocations and built a track record of preserving capital while capturing meaningful upside.

At Shore Acres Capital, Kenneth leads all acquisition sourcing, deal underwriting, and asset management. He defines the investment standard and ensures every asset in the portfolio meets it from day one through disposition.

Financial Accountability

Every dollar is tracked. Every distribution is documented. Every fee is disclosed. You will always know exactly where your capital is, what it is doing, and what it has returned.

The Standards that
Govern Every Decision.

Transparency

We communicate the difficult news as directly as the good. If an asset is under performing its business plan, our investors hear it from us first. Trust is built in the hard conversations, not the easy ones.

How We Operate

Integrity

We structure every transaction the way we would want it structured if we were the limited partner. Our economic interest is subordinate to the preferred return of our investors. That is not a marketing claim. That is the legal document.

Capital Preservation

We acquire assets at the right basis with conservative underwriting assumptions. Downside protection is not a feature of our deals. It is the starting point.

We take the relationship as seriously as the investment.
